Annemarie Caruso, First American Title Insurance (NEXT Co-Chair)

Prior to joining First American Title Insurance Company, NCS, Annemarie was a Title Officer and Escrow Officer closing large national commercial and multi-site transactions. A recent transfer from Seattle, WA back to the Greater Philadelphia area has given her a comprehensive perspective on underwriting and escrow matters. She obtained her Limited Practice Officer License from the Washington Bar Association in 2011, has a Bachelor’s degree from West Chester University and an Associate Degree in Paralegal Studies from Miami Dade College. Her introduction to national commercial real estate transactions began as a real estate paralegal at Greenberg Traurig, an international law firm based in Miami, FL.

Telsa Love, Coscia Moos Architecture (NEXT Co-Chair)

Telsa Love is Design Director for Interiors at Coscia Moos Architecture with a demonstrated history of working in the architecture and planning industry. Her background is focused on managing commercial design projects, higher education, mixed-use, residential and hospitality. Telsa received her Bachelors of Arts in Interior Design and Masters of Arts in Interior Architecture and Design from Drexel University.

Marinela Abele, Cenero

Marinela is an organized and effective sales manager with years of experience in operations, project management and business development.  Prior to her career in business development, Marinela went from managing a customer service and support team, to managing the design and install process for Audio Visual systems within a CRE space. Being exposed to different aspects of a business, she gained experience in dealing with different types of personalities and delegation. In her business development role, Marinela maintains and establishes relationships by proving to be a dependable resource that is always eager to help from any aspect she can, think innovatively and learn new things. Marinela is also a member of CREW Philadelphia and PWC Philadelphia.

Joe Caroll, JLL

Joe Carroll is an Associate with Jones Lang LaSalle (JLL). His area of expertise focuses on advising executives with real estate decisions that achieve corporate objectives. Specifically, Joe’s work includes helping corporate clients manage multiple locations nationally and globally with proactive planning, achieving robust standards of procedure, and strategic decision making. Joe Carroll earned a Bachelor of Arts in Communications from Northeastern University.  He went on to the University of Cambridge (UK), to study Land Economics, which included courses in real estate finance, land development and sustainability in the built environment. Joe is a licensed real estate salesperson in Pennsylvania and New Jersey. Additionally, Joe is a former rowing scholar athlete and has competed in international regattas in the UK, China and Brazil. As the founder of RowCycling, a New Jersey non-profit seeking to grow the sport of rowing to underserved populations, Joe devotes his spare time to help others find joy in rowing.

David Cranston, Aegis Property Group

David Cranston is an Assistant Development Manager at Aegis Property Group. He’s a certified Project Management Professional and has an Agile Project Management Certification. David has a Bachelor of Arts in Economics from Rowan University and studied Nuclear Engineering at the United States Military Academy. David’s current project management and owner’s representative assignments are with Virtua Health. He has previous experience in corporate accounting, plant management, and estimating as well as project management work for clients like Johnson & Johnson, Bristol Meyers Squibb, and Verizon, among others.

Mayva Donnon, KSS Architects

Mayva has been drawn to architecture as it presents opportunities to tackle a breadth of challenges that demand both creative and practical solutions. Her love of the design process and the rigors of architectural practice make her adept at balancing technical aspects with the human side of design. Mayva has experience leading projects from large-scale institutional master planning to detailed design documentation. As a principal, Mayva leads project teams in translating the needs and desires of clients into thoughtful architecture that empowers learning and community. She holds architecture degrees from the University of California at Berkeley and the University of Pennsylvania. Raised in California, she now considers Philadelphia her home where she resides with her husband and three small children.

                                                                                            Kelly Edwards, Arts + Crafts Holdings

In her role at Arts + Crafts Holdings, Kelly spearheads programming, event planning, and special projects coordination for tenants and residents throughout Spring Arts District. Her approach to relationship management is from a sociological standpoint, with an understanding of city planning and people’s interactions with each other. She consistently strives to connect clients with colleagues to create unique and engaging new relationships. She lends her technical background in urban planning to the team through grant writing, community development and government relations efforts. Kelly has a BA of Sociology, Environmental Design and a Master of Urban Planning from the SUNY University at Buffalo and serves on the City of Philadelphia’s Historical Commission.

Brendan Flynn, The Flynn Company

Brendan joined The Flynn Company in 2004 and is a sales and leasing representative for the firm. His responsibilities include representing both Landlords and Tenants in leasing office space as well as handling sale transactions in the City of Philadelphia. Brendan’s notable responsibilities include representing SEPTA in leasing their 670,000 SF headquarters office building at 1234 Market Street, PMC Property Group in leasing their 156,000 SF office building at 1015 Chestnut Street and Arts + Crafts Holdings in leasing four of their Center City office properties totaling over 500,000 SF. Prior to entering the real estate profession, Brendan received his Communication Studies degree from West Chester University of Pennsylvania. He holds a Sales Associate Real Estate License in Pennsylvania and is an active member of the Urban Land Institute Philadelphia, the Holy Ghost Prep alumni association, The Friendly Sons of St. Patrick and the Racquet Club of Philadelphia. Brendan is a Yardley, Pennsylvania native and currently resides in Delaware County with his wife, Jessica.

Daniel Greenberg, North Broad Living Management Company

Daniel Greenberg founded North Broad Living Management in 2006 with the acquisition of a student housing rental property at Temple University. He continued to grow the Temple student housing portfolio, which he still owns and manages, over the next several years before focusing on mixed-use developments in the Fairmount section of Philadelphia starting in 2013. Currently, Greenberg has a for-sale townhome project in the Fairmount neighborhood under construction, and will soon break ground on a Federal Opportunity Zone investment project in Fairmount consisting of 108 apartments and 12,000 sf of ground floor retail. Greenberg focuses on up and coming neighborhoods which he has intimate knowledge of. He creates residential and commercial spaces that enhance the character of these neighborhoods. He is also the owner of Tela’s Market & Kitchen, an artisanal grocer and café, located on the ground floor of his mixeduse development at 1833 Fairmount Avenue. Prior to starting his own business, Greenberg spent 5 years in real estate project management and finance.

Greenberg grew up in the Chestnut Hill section of Philadelphia and attended his neighborhood public school before attending the William Penn Charter School. He graduated from the University of Pennsylvania in 2003 with a B.A. in Urban Studies. He is on the Board of Directors of the Mann Center for the Performing Arts and the Spring Garden Civic Association. Greenberg lives in the Spring Garden neighborhood with his wife Alex, daughter Sophie, and his sons Jake and Will.

Kenneth Johnson, Architecture, Urban Design and Policy, LLC

Kenneth Johnson holds professional licenses as both an architect and attorney. He is the owner of Architecture, Urban Design, and Policy, L.L.C. a firm based in Philadelphia, PA, and  ArchiPolicy Design Build L.L.C. a Delaware State registered entity focused on real estate development. His architectural practice focuses on residential and commercial projects including new construction, additions, and renovations. His clients consist of home owners, business owners, real estate developers, non-profits, quasi-government agencies, government agencies, and his own firm’s in house projects. He also serves as in-house counsel for both of his firms. He is a member of Alpha Phi Alpha fraternity. He serves on the nonprofit boards of the Philadelphia Chapter of the National Organization of Minority Architects (PhilaNOMA) where he is the vice president and the Philadelphia Neighborhood Housing Services (PNHS). Kenneth Johnson has a Professional Bachelor of Architecture degree from Illinois Institute of Technology where he graduated with honors. He holds both a Juris Doctorate (JD) and Master of City Planning (MCP)  degree from the University of Pennsylvania and has taking Master of Business Administration (MBA) courses at the Yale School of Management.

Michael Koza

Mike Koza has been a part of P.J. Dick Inc. for the past 12 years working in various capacities, including operations, estimating, preconstruction, and business development. Mike has experience constructing across various market segments in the commercial, government, healthcare, retail, and senior living fields. One of Mike’s most significant successes is the management of a federal design-build construction project portfolio for the Naval Nuclear Laboratories. Mike managed design and construction for this project portfolio to meet the unique needs of the Nuclear Naval Program. Additionally, Mike was able to deliver value and advance multiple project schedules. The effort extended to execute these projects aided the Nuclear Naval Program in advancing program milestones that kept the Navy’s sailors trained and prepared for service.

As an integral part of the P.J. Dick Mid-Atlantic Office, Mike takes on projects from preconstruction through completion to ensure each project and project team is driven for success. Currently, Mike is developing project teams within the office and enhancing project stakeholder relationships and experiences. Mike draws on his 12 years of experience with P.J. Dick and his 15 years in the construction industry to bring leadership, skill and energy to ULI Philadelphia.

Jamie McDonald, MJ Settelen Construction

Jamie McDonald is the Director of Internal Operations at MJ Settelen Construction with a demonstrated history of working in the General Contractor and Owners Representation roles. She is responsible for the Sales, Marketing, I.T., Diversity Management and Internal Operations within MJS, bringing a detail orientated and self-starter approach to all tasks.   Jamie received her Bachelors of Science in Architectural Engineering and Masters of Science in Construction Management from Drexel University.  Included in her experience is an Adjunct Professor role within Drexel University’s Construction Management Department where she enjoys connecting the students with today’s construction professionals and strengthening their relationship skills.

Ali Mooney, Philadelphia Redevelopment Authority

Ali Mooney joined the Philadelphia Housing Development Corporation in January 2019 as a Housing Development Officer, specializing in management and financing of affordable housing projects and programs. Ali oversees the agency’s new $40 million Home Loan Repair Program and provides technical assistance to LIHTC deals and developers. Originally from New York City, Ali moved to Philadelphia in September 2017 after spending eight years in Milwaukee, WI and Tacoma, WA. Prior to that, Ali worked at the NYC Department of Housing, Preservation and Development in the division of Special Needs Housing. She holds a Master of Urban Planning specializing in Housing and Community Development from CUNY Hunter College and a Bachelor of Business Administration from University of Massachusetts, Amherst. Ali lives in the W. Mount Airy neighborhood of Philadelphia with her husband and two children.

Brian Nagendra, abacus impact, llc

Brian Rajan Nagendra is the founder of Abacus Impact, a strategy and financial consultancy that advises foundations, Community Development Financial Institutions (CDFIs) and other affordable housing investors. Brian has 15 years’ experience in community development finance and community economic development. He was the Assistant Director of the Catalyst Funds and part of the Capital Innovation team at Living Cities, where he managed Living Cities’ $75 million impact investment portfolio, and led fundraising, sourcing, due diligence and underwriting for the Catalyst Impact Funds. Previously, Brian ran deal development, underwriting, structuring, portfolio management and fundraising for City First Enterprises Impact Investing Fund, a $10 million fund that financed 350 affordable housing units and leveraged an additional $50mm in private and public capital.

Brian serves as the Treasurer on the board of directors for Wacif (wacif.org), a nonprofit community loan fund supporting small businesses based in Washington, D.C, and is a board member of Working Solutions, a CDFI serving SF Bay Area small businesses and the advisory board of Ujima Fund, a community lender guided by democratic approach. Brian has a BA in Public Policy from Brown University and an MBA from Georgetown University McDonough School of Business with a focus on real estate, finance and community development.

Viet Nguyen, Rubenstein Partners

Viet is a private equity investor at Rubenstein Partners, overseeing investments on the East Coast. Previously Viet worked at Extell Development in New York City where he underwrote and structured both residential and commercial developments over 2.2M square feet in Manhattan. Viet received an MBA from the Wharton School and graduated from Cornell University with a Bachelor in Architecture. He also worked as an architect in New York City at Perkins Eastman. Viet’s interest is in housing, capital market, and economic development.

Sean O’Neill, University of Delaware, Institute for Public Administration

Sean O’Neill joined the University of Delaware Institute for Public Administration (IPA) in May of 2017. Sean’s role with IPA is multi-faceted, but includes working on applied research projects with state agencies such as DelDOT and the Office of State Planning Coordination, direct project work on comprehensive plans and related projects with local communities from the City of Wilmington to Sussex County, and managing IPA’s Local Government Leaders training program. Sean has also done project work at IPA on the topics of economic development, housing, bicycle and pedestrian mobility, city and town management, and community health issues. Prior to joining IPA, Sean was a Senior Planner with the Chester County, PA Planning Commission where he was responsible for coordinating housing and emergency management related efforts in addition to working directly with municipalities through the County’s Vision Partnership Program. Sean spent the first 10 years of his career working in the Washington DC and Baltimore region at Colliers International, JPI, Inc, The Bozzuto Group, and the City of Annapolis, MD Planning Department. In addition to serving as a co-chair of the ULI Delaware Council, Sean serves on the Executive Committee of the Delaware Chapter of the American Planning Association. Sean and his wife Casey have 2 young daughters and are active supporters of the March of Dimes Delaware Chapter as well as St John the Beloved parish in Wilmington, DE. Sean holds a Bachelor of Arts degree in Government & Politics as well as a Masters degree in Community Planning from the University of Maryland.

Omar Rosa, Stantec

Omar is an Associate in Stantec’s Philadelphia office with 17 years of experience in engineering design and project management for projects almost exclusively in the City of Philadelphia.  Design experience includes land development design, site layout, zoning analysis, surface water management, Street and HOP Permitting hydrologic and hydraulic mathematical computer modeling and information management. Omar is also a member of his neighborhood’s zoning committee (East Point Breeze Neighbors), is currently on the Life Sciences ULI product council, and in his spare time is pursuing the growth of beach volleyball in Philadelphia.

Shaun Shea, Wickersham Construction and Engineering

I am an experienced construction professional with a demonstrated history of working in the industry as both a Subcontractor and a General Contractor. My experiences have taken me from the commercial roofing and sheet metal world to the cutting edge of the design build industry in my current position with Wickersham Construction and Engineering, Inc. I am able to draw on my skills as an estimator, project manager, safety director, human resources management combined with my degree in Marketing and Human Resources Management; BSBA from The University of Pittsburgh. I am looking forward to my involvement with the Urban Land Institute, meeting great people, and forging lasting relationships.

                                                                                                                                      Kyle Terry, O’Donnell & Naccarato

Kyle Terry, P.E., is a Project Executive for O’Donnell & Naccarato, a consulting engineering firm headquartered in Philadelphia, PA, providing a wide array of structural engineering services across the United States.  With almost 10 years’ experience as a structural engineer, Kyle is responsible for maintaining client relationships; coordinating with both internal and external project team members; assisting with internal scheduling and project staffing; performing and overseeing overall completion of project deliverables and quality requirements; and managing the financial aspects of projects. Kyle holds a Bachelors of Civil Engineering degree from the University of Delaware and a Masters of Engineering in Structural Engineering degree from Lehigh University.  He is a native of southern New Jersey and currently resides in Philadelphia with his wife and daughter. Kyle is a full member of the Urban Land Institute (ULI) and a former member of the Young Leaders Group.  He has been actively engaged in the building design community through the early portion of his career, looking to further drive design and development in Philadelphia and the Mid-Atlantic region for years to come.

Paul Toroni, Santander Bank

Paul has been active in the Philadelphia banking industry for 13 years, specializing in Commercial Real Estate construction finance for the last 10.  Paul is responsible for structuring, closing, and managing construction and interim loans with Santander’s real estate developer clients.  Prior to joining Santander in September 2015, Paul spent six years in a similar capacity at US Bank as a Relationship Manager and Underwriter.  Paul is active with the Urban Land Institute in Philadelphia, having previously served as a Co-Chair of the Young Leaders Group and on the Host Committee for the ULI Spring Meeting in 2016.  When not in the office, meeting with clients, or at a ULI event, Paul takes the PATCO home to South Jersey to spend time with his wife Bridget, their three-year-old daughter Caroline, and newborn son Miles.

Bradley Wells is a Landscape Architect at Jacobs and active in the design and real estate industry through private practice, community development, and volunteering. He serves on the Chestnut Hill Community Association board, Land-use Planning and Zoning Committee, ULI Young Leaders Group, and is a member of the American Society of Landscape Architects. Bradley’s diverse background in design and engineering has informed his ethos which stresses the importance of civic engagement, practical beauty, and innovation. Originally from Upstate New York, he now lives in Chestnut Hill with his fiance Carrellyn and spends his free time restoring his classic car and playing music. Bradley holds degrees in Music and Landscape Architecture from the State University of New York.
