Originally constructed in 1896 by architect Joseph M. Huston, the Witherspoon Building has been transformed from a Class-C office building into 186 short and long-term stay units, securing its future as a cornerstone of Philadelphia’s Central Business District. Once the headquarters of the Presbyterian Church, this historic landmark now serves as a dynamic hotel, blending preservation with innovation to meet contemporary housing needs.
By repurposing a vacant office building, the Witherspoon redevelopment contributes to the revitalization of Center City Philadelphia, bringing new energy to the streetscape between Broad Street and Midtown Village. The introduction of this hotel, as well as having retail on the ground floor, has increased pedestrian activity, supporting local businesses and restaurants. Additionally, the project created 60 construction jobs and 10 permanent positions, boosting economic opportunities in the neighborhood.
The adaptive reuse of the Witherspoon Building demonstrates a commitment to sustainable development by preserving and upgrading an existing structure rather than demolishing and rebuilding. The project maintained the historic masonry façade, repaired and retained first-floor wood windows, and installed energy-efficient aluminum-framed windows that match the original design. Mechanical and HVAC systems were modernized to enhance efficiency, while existing elevators and staircases were retained to minimize waste.
The renovation carefully balanced historic preservation with modern living standards. The team retained key architectural elements, including intricate terra cotta detailing and sculptural medallions on the exterior. Inside, the careful use of space allowed for the construction of lofted units while preserving the large historic windows and natural light. The lobby was redesigned to provide a bright and inviting entryway, incorporating both original and contemporary design elements. The thoughtful integration of historic and modern aesthetics creates a space that honors the building’s legacy while enhancing functionality for today’s occupants.
As the commercial real estate market shifted, the development team adapted their strategy to secure a master lease with Sonder, a technology-forward hospitality company. The partnership transformed the Witherspoon into a hybrid apartment-hotel model, offering fully furnished units for short- and long-term stays. This innovative approach broadened the building’s appeal to a diverse range of occupants, including business travelers, medical patients, and vacationers, ensuring financial viability and maximizing occupancy.
Despite the challenges of the COVID-19 pandemic, the Witherspoon project successfully transitioned from vacant office space to a sought-after hotel destination. The once-vacant building is now home to 186 short and long-term stay units and two revitalized retail spaces, further activating the streetscape and supporting local businesses. The project’s location, historic charm, and flexible rental model have attracted steady demand, reinforcing Center City’s position as a vibrant, mixed-use district.
Through commitment to preservation, sustainability, and innovative design, the Witherspoon Building exemplifies how historic structures can be reimagined to serve modern needs while enriching the surrounding community.
