    Learn about the incentives and historical activity resulting in Philadelphia being home to the largest downtown residential population outside of Lower Manhattan. Explore the runway for further conversion projects and feasibility considerations presented by industry leaders representing multiple aspects of the conversion process: policy and market advisors, development, architecture, and investment.

    Connor Burke

    Alterra Property Group

    As Director of Acquisition, Connor oversees mixed-use and multi-family acquisition opportunities for Alterra Property Group. Prior to joining Alterra, Connor was an Associate Asset Manager at North Bethesda, MD based Federal Realty Investment Trust (NYSE: FRT), where he worked in various development, finance and asset management capacities. Connor’s role at FRT within the firm’s Metro Washington DC and South Florida portfolios with focused on the development and underwriting of large-scale mixed-use projects consisting of retail, multi-family, office, condo, and hotel uses. Connor holds a B.S. from Villanova University with a double major in Finance and Real Estate.

    Managing Principal, JKRP Architects

    Jerry is the founder of the firm. Starting out as a sole practitioner as J.K.Roller Architect, he has guided the growth of the firm through the creation of JK Roller Architects LLC and finally to JKRP Architects — a new firm name chosen to reflect the contributions of the many partners who have joined him since the firm was founded. His guiding principle, providing clients with quality design and responsive service has fueled continued firm growth and success. A key to that success has been Jerry’s promotion of a team practice in which all projects benefit from the collaboration of partners, project managers, and staff architects. He and the partners look forward to leading the firm into its next decades of service to clients. From his 13 year apprenticeship at Wolfgang Rapp & Associates, Jerry developed an expertise in healthcare and senior living projects, an expertise he continues to utilize today. In addition, Jerry has become well known for high-profile retail projects and prominent multi-family residential projects. Jerry is very active in the American Institute of Architects, having served as president of AIA-PA and having held the posts of Regional Director and Vice President on the national AIA board. He is also an active board member of the BIA of Philadelphia.

    Ashley DeLuca

    Partner, Ballard Spahr LLP

    Ashley E. DeLuca focuses her practice on all aspects of transactional real estate work, including the acquisition, disposition, and development of retail, industrial, office, multifamily, hotel and condominium properties, and the representation of landlords and tenants in the leasing of retail and office space. Ashley specializes in the development of commercial, residential and mixed-use condominium projects in Pennsylvania and New Jersey. Ashley also has significant experience in the area of commercial real estate finance. She represents investment banks, commercial banks and institutional lenders, as well as real estate developers and owners, in connection with permanent and bridge loan originations, CMBS conduit loans, construction loans, preferred equity transactions, mezzanine loans, and other subordinate financing structures. Ashley also represents lenders in refinancings, workouts, and modifications.
