The ULI Philadelphia Young Leaders Group is pleased to present the fourth annual ULI Philadelphia Shark Tank event. Join emerging Philadelphia real estate developers as they pitch their projects to some of the largest local real estate icons and industry leaders. This year’s Shark Tank will feature a special focus on impact development and will showcase two developers that have demonstrated a commitment to improving not just their portfolio of properties but their local neighborhoods as well. Join us for a fun evening where our sharks will sink their teeth into two exciting projects and determine which project has potential for investment! Light fare and beverages will be provided.

Ryan Spak

Principal and Founder, Spak Group

Ryan Spak has a passion for Philadelphia’s neighborhoods, their history and its real estate. This passion, coupled with almost 20 years of entrepreneurial experience in building maintenance, construction and real estate development ignited his firm belief that no distressed property should ever remain in an inhabitable, unsafe condition. Spak is one of the co-founders of Spak Group. Spak Group is a Philadelphia based, vertically integrated real estate management and development company with a Mission that aims to create profitable real estate holdings that prioritize the rehabilitation, repositioning and revitalization of highly distressed, under-utilized properties with a focus on building more equitable developments. Simultaneously, Spak created and manages the very successful, Project Rehab program for University City District to help property owners resolve for their distressed properties. As a result of his creative solutions to resolving distressed properties, he has won the University City Historical Society’s “Outstanding Preservation Award” three times for his work (2013 and 2014) and as a member of the Spak Group Team for its renovation of Larchwood Flats at 501 S. 52nd Street (2016). Spak Group’s Larchwood Flats property has also won the 2016 Extreme Makeover Award presented by the Design Collaborative / Commerce Department; and the Preservation Alliance Grand Jury Award for 2017. Spak is also a proud Mentor and Speaker for the Jumpstart program; a Board Member of the affordable housing non-profit Federation Housing; a Board Member of UC Green and a consultant for many non-profit agencies in Philadelphia. Spak loves being a resident of West Philadelphia, but even more, he loves being married to his wife, Jessica and being a father to his daughter, Charlotte. When not engrossed in matters of brick, Ryan is a fanatical basketball enthusiast, bleeds “Flyers” orange, loves saving animals from a cold Philly night, and is quite nuts over ‘80’s movie and TV vehicle memorabilia!

Rahat Kamal

Principal and Founder, Tioga Park Development Group

As a Real Estate Entrepreneur, Rahat Kamal had a decade long vision to co-found North Philly based Tioga Park Development Group (TPDG). Branded as Kamal Companies, he manages a portfolio of businesses and equity investment holdings which includes a Smart Technology design+build general construction company, property care/consulting firm, real estate development and more. With his passion for real estate development and engineering values, Mr. Kamal focused on building a grass-roots, community oriented real estate brand around social impact that delivers innovative and resilient living, and work spaces to create a unique economy for all demographics. Rahat holds a Bachelors degree in Mechanical Engineering from Rochester Institute of Technology (RIT) , and a graduate certificate in Real Estate Finance from the NYU Schack Institute. Rahat co-founded his first company, Le Ciel Partners and acquired his first multi-family property in Buffalo, NY in 2011. After 7 years of having corporate engineering design and construction management experience, in 2017 he continued his real estate entrepreneurial vision in Nicetown-Tioga, Philadelphia.

Karen Blanchard

Principal, SITIO architecture + urbanism

Karen is a Principal at SITIO architecture + urbanism where she is focused on delivering design excellence to multifaceted projects. Her vast experience ranges in scale and typology – she is fully engrossed as an architect on civic and cultural, residential, educational and mixed-use projects. Karen’s commitment to design and the profession has resulted in numerous project design awards as well as being presented the AIA Philadelphia Young Architect award. Karen was the 2018 President of AIA Philadelphia, served 6 years as the Co-Chair of the AIA Philadelphia Women In Architecture Committee, and served 5 years on the AIA Philadelphia Board of Directors and their Executive Committee. In addition, she serves her community on the Board of Directors with the Fairmount Community Development Corporation.

Anne Fadullon

Director of Planning and Development, City of Philadelphia Planning Comm / Dept. of Planning & Dev.

Anne Fadullon is the Director of Planning & Development, a cabinet level position in the City of Philadelphia. Her department promotes well-planned neighborhoods with engaged residents, affordable housing options, protected historic resources and public art. Anne has 30 years development experience in both the public and private sectors. She has developed affordable, mixed-income, market-rate and mixed-use projects. Anne received her Bachelor of Arts degree in Urban Studies and Economics from Lehigh University. She has a Master of City Planning degree from the University of Pennsylvania.

Matthew Pestronk

President, Post Brothers Apartments

Matthew Pestronk is co-founder of Post Brothers, a real estate investment, development and management company with singular and unique expertise in urban real estate development. Matthew has 20 years of real estate experience. Matthew serves as President of Post Brothers, engaged in the sponsorship of Class-A multifamily, mixed use and retail development projects comprised of over 5,000 apartment units and over 300,000 sf of commercial space, with a total capitalized cost in excess of $2 billion. Matthew shares strategic leadership of the company with his brother, Michael, and is engaged in asset management, financing, and project and capital formation. Matthew has worked in real estate acquisitions and finance for his entire career and previously was a real estate financing executive in New York City prior to forming Post Brothers. Matthew is active in his community and serves as the Chairman of Jewish Federation Real Estate of Greater Philadelphia (JFRE) and is a trustee of Children’s Hospital of Philadelphia, The Philadelphia Holocaust Remembrance Foundation and Beat the Streets Philadelphia.

Tony Ewing

Principal, Shift Capital

Tony is a Principal at Shift Capital, a social impact real estate firm based in north Philadelphia. Tony is responsible for leading Shift’s development and construction teams, guiding strategic initiatives, and furthering the firm’s efforts toward economic development. Prior to joining Shift, Tony was Vice President at Liberty Property Trust, where he lead development and leasing for Liberty’s real estate holdings in Greater Philadelphia. Tony’s commercial real estate experience includes development, leasing, construction, acquisitions, and management of multiple property types including office, warehouse, multifamily, and R&D space. Tony received his BS in Mechanical Engineering from Cornell University and an MBA in Real Estate from The Wharton School. He is a licensed real estate salesperson in Pennsylvania and New Jersey.
