2025 Awards for Excellence: Mid Scale Category Finalist
Cooper University Health Care transformed an existing mall retail structure into a state-of-the-art outpatient facility and a one-stop destination for their ambulatory service offerings. In the process, the health system ignited an accelerating revitalization effort that is driving economic growth, advancing health care in the community, and setting a new standard for the repositioning of retail assets.
Cooper’s Moorestown Campus is focused on fostering community and seamlessly connecting with the surrounding retail environment. Rather than tearing down the existing structure, the project team chose adaptive reuse, advancing a sustainable approach to development. While the existing three-story, 166,000 SF structure offered a substantial canvas, with expansive floor plates and generous floor-to-floor heights, its adaptive reuse was complicated by outdated, insufficient infrastructure and damage from years of vacancy.
The design needed to synergize with the current retail mix and planned residential development at the site. This required an engaging exterior design that reflected the Cooper brand, stood out amidst its dense surroundings, and set the stage for a premium care experience within. The modern facade, featuring vibrant “Cooper Red” perforated panels, creates a unique appearance that easily catches attention from the major roadway while providing privacy screens for patients in sensitive areas inside. A dramatic two-story section of glass opens up the facade and floods the interior with natural light. This design not only enhances the facility’s aesthetic appeal but also reinforces the brand’s presence in the community.
Taking advantage of the generous existing space, the first level is anchored by a large central spine linking the entrance and registration area to the mall’s main circulation axis. This “Main Street” includes a self-service café marketplace, connected care technology hub, visitor support services, and other amenities, adding convenience for patients and integrating Cooper Moorestown into the overall mall experience.
Facilitating positive social impact, the design of the facility promotes healthy lifestyles, supports the local economy, and is sustainable. The design includes a high-visibility staircase to encourage an active approach to navigating the building. Sustainable and local materials were sourced for the interior and exterior of the building. The design team deployed multi-trade prefabrication by engaging a local firm to construct all repetitive room types offsite, including exam rooms and toilet rooms – a process that saved the team three months on the schedule of the project. Energy-efficient lighting, occupancy sensors, and high efficiency HVAC systems were used in the facility.
The integration of technology and artistry further enhances the overall design. Immersive screens throughout the facility display New Jersey-centric destinations, establishing a comforting sense of place and serving as therapeutic tools for waiting patients. The café marketplace, with inviting seating, soft lighting, and curated décor, provides a space for patients and visitors to gather, connect, and recharge. Warm wood tones and textural finishes throughout contribute to a sense of security, tranquility, and a connection to nature, reinforcing the campus as not just a healthcare facility but a welcoming, home-like hub for the entire community.
